Practical operating procedures for elevator maintenance and upkeep
Elevator maintenance can be divided into annual maintenance, semi annual maintenance, monthly maintenance, and weekly maintenance. Basic requirements for elevator weekly maintenance:
1. Elevators are required to be maintained once a week for no less than two hours, and maintenance personnel are required to perform maintenance on designated personnel, time, and elevators.
2. The following parts of the elevator should be inspected to ensure their normal operation, cleanliness, and lubrication.
2.1. Power switch and safety switch.
2.1.1 The electrical components of the control cabinet main switch and limit switch are complete and undamaged, and the wiring is firm.
2.1.2. Check the contact of the fuse and fuse, ensure that the contacts are firm and there is no ignition phenomenon.
2.1.3. Safety switches such as emergency stops, safety windows, bottoms, and limit switches should have good contact, operate normally, and be reliable. Do not cross connect.
2.2. Traction machine: The appearance of the machine body should ensure cleanliness and brightness.
2.2.1 Gearbox
a. It should run smoothly without any abnormal vibration.
b. The oil level of the gearbox should be maintained within the specified oil level line.
c. The oil temperature of the gearbox shall not exceed 85 ℃;
2.2.2. Electric motor
a. There should be no friction, collision or other noise during the operation of the motor. If there is any abnormal sound, the elevator should be stopped to check whether there are foreign objects invading the sliding bearings and whether the bearings are damaged.
b. The oil level of the motor should be near the center of the oil mirror.
c. The ambient temperature when using the electric motor should not exceed 40 ℃, and the temperature rise should not exceed the specified value on the nameplate.
d. The displacement of the motor bearings shall not exceed 4mm.
2.3. Brakes.
2.3.1. The action is stable and reliable, without slipping, and the contact surface of the brake shoe is not less than 70%.
2.3.2. When the brake is not opened, the brake shoe should be tightly clamped, and the turning wheel should not be manually turned.
2.3.3. When the brake is opened, the gap on both sides should be consistent, and the average gap between the four corners should not exceed 0.7mm on either side.
2.3.4. The opening and closing of the brake should be flexible and free, and the temperature rise of the coil should not exceed 60 ℃. 2.4 Control cabinet,
2.4.1 All electrical components inside the cabinet should work properly and the instruments should be accurate.
2.4.2 There is no heating phenomenon, and the contact points are tightly connected without adhesion or burning damage;
2.4.3 The anti switch inside the cabinet should be free of oil stains and dust accumulation. 2.5. Speed limit system,
2.5.1. Speed limiting wheel: The appearance is clean, the movement is flexible, there are no obvious monthly spots, the oil circuit is unobstructed, there is no foreign object or oil stains at the rope clamp mouth, and the wheel groove is free of abnormal wear.
3.2. Rope pulley and safety gear device: The appearance is clean, the oil circuit is unobstructed, the rotation is stable, the tensioning wheel felt pad is filled with oil, the linkage mechanisms of the safety gear are flexible, and the gap between the jaw and the working surface on the guide rail side is between 2-3mm.
4. The rotating and sliding parts of the layer selector in the layer selection system are clean, with sufficient oil, clean contacts, and appropriate pressure.
5. Hall and car door systems
After the hall and car doors are closed normally, they should be able to connect to the door lock network; The minimum engagement length of the locking element is 7mm, and the outer hall door should not be able to be opened by hand at this time.
2.7.2 The safety touch panel and photoelectric device are reliable in function.
2.7.3. Hall doors, car doors, rotating parts, and slides: The rotating parts are clean and rotate freely, lubricated, debris in the upper and lower slides is removed, oil is added to the upper slide, and if the suspension wheel or door slider is worn, it should be replaced in a timely manner.
2.7.4. Door opening and closing mechanism: Clean the overall process of the door opening and closing, clean and lubricate the moving and rotating parts, ensure that the belt tension is appropriate and does not slip, and remove carbon deposits and maintain cleanliness of the door opening machine. 6. Layer display system, internal selection and external calling system.
2.8.1. The indicator functions of each component are normal, and the buttons can move freely without jamming.
2.8.2 The lighting display is normal, clean and dust-free.
2.9. Well system,
2.9.1. The clearance between the counterweight guide shoes in the elevator car is uniform, and the shoe lining is not severely worn.
2.9.2. The oil box and oil brush are free of defects, and the track lubrication is good.
2.9.3. The tension of the steel wire rope is uniform and there are no broken strands.
2.10. Hygiene, the corridor from the iron door to the machine room; Computer room; Car roof; The bottom pit and other areas should be kept clean, free of garbage, and free of oil and dust. Elevator monthly maintenance: On the basis of weekly maintenance, monthly maintenance mainly involves cleaning, lubrication, inspection of various components of the elevator, especially the inspection of safety devices.
3.1. Reducer,
3.1.1. The reducer should have no abnormal noise and remove surface dust and oil stains.
3.1.2. Add oil to the rolling bearings of the worm gear oil and inspect the coupling for damage.
3.1.3. Check if the wear of each rope groove of the traction wheel is consistent, and tighten the bolts of each part of the traction wheel.
3.2. Electric motors and generator sets,
3.2.1 Remove dust and oil stains inside and outside.
3.2.2. The speed measurement system is working normally and the transmission system is undamaged.
3.3. Brake 3.3.1. Check the lubrication between the electromagnetic iron core and the copper sleeve.
3.3.2. Tighten all connecting bolts.
3.3.3. The temperature rise of the coil shall not exceed 60 ℃.
3.4. Speed limit system,
3.4.1. Remove foreign objects and oil stains from the rope clamp mouth.
3.4.2. Add oil to the rotating pin shaft.
3.4.3. Check the grooves of the speed limiter wheel and tensioning wheel for any abnormal wear.
3.4.4. Check whether the tensioning device, electrical switches, and actions are normal.
3.5. Control cabinet and excitation cabinet.
3.5.1. Check all electrical components and instruments, and adjust and replace any insensitive or damaged components in a timely manner.
3.5.2. Check the burning condition of the contacts of the contactor and relay. If there are severe bumps and unevenness, repair or replace the contacts.
3.5.3. Check the mechanical interlocking device and adjust it if the action is unreliable.
3.6. Steel wire rope, 3.6.1. Check for rust and wear on the steel wire rope. The rope head bolts should be locked tightly and the split pins should be complete.
3.6.2. The tension of the steel wire rope should be uniform.
3.7 Remove dust and oil stains from all parts of the hall car door system, inspect the suspension door wheel, door guide rail bearings, and apply lubricating oil.
3.8. Layer selection system 3.8.1 Remove dust and oil stains from various parts, adjust the clearance or accuracy of the electrical layer selector.
3.8.2 Add oil to the steel belt pulley and rope pulley shaft, and add lubricating oil to the movable drag plate guide rail.
3.9 Guide rails: For guide rails with automatic lubrication devices, mechanical lubricating oil should be added.
3.10. Safety devices,
3.10.1. Inspection locations: phase failure protection device, overspeed protection device, mechanical interlocking device, hall car door electromechanical interlocking device, emergency stop switch, maintenance switch, safety window, limit switch, and limit switch.
3.10.2 Each safety device should be flexible and reliable, without any jamming phenomenon, and the oil scale of each safety device should be removed.
3.11 Clean the debris in the pit, remove dust from the buffer and various components, and keep the pit dry. Half year maintenance of elevators: Half year maintenance mainly involves inspecting, adjusting, and maintaining key parts of elevators on the basis of monthly maintenance.
4.1 Electric motors and generator sets,
4.1.1 Add bearing lubricating oil.
4.1.2 Check and repair the carbon brush holder, clean it, and guide it.
4.2 Traction steel wire rope
4.2.1 Adjust the tension to a difference of no more than 5% from the average value.
4.2.2 Excessive oil stains on the surface of the steel wire rope should be removed.
4.2.3 Check whether the combination of wire rope ends and the rope end plate are intact and undamaged.
4.2.4 Inspection of broken wires and rust on steel wire ropes 4.3 Guide shoes
4.3.1 Clean the automatic lubrication device and add metal based grease to the bearings.
4.3.2 Tighten the guide shoe bolts, and the gap between the fixed guide shoe and the front of the guide rail should meet the regulations.
4.3.3 When the wear of the sliding guide shoe liner exceeds 1/4 of the original thickness, it should be replaced. The roller of the rolling wheel guide shoe should have no abnormal noise. If any glue is found to be broken, worn, or the bearing is damaged, it should be replaced.
4.4 Door opener
4.4.1 Check the entire system and fill the rotating parts with lubricating grease.
4.4.2 If the carbon brush of the door opening motor is worn out more than half of the original length, it should be replaced.
4.4.3 The rotating system is reliable and undamaged.
4.5 Rail: Check that the rail connection plate, rail pressure plate, rail bracket, and welding parts are not loose or open, and tighten all bolts. Clean and remove corroded areas.
4.6 Junction boxes and cables. 4.6.1 Check each junction box, tighten each terminal, and remove any dust. 4.6.2 Check for any hanging or damage to the cables, and tighten the bolts of the cable rack.
4.7 Limit and limit switches,
4.7.1 Conduct an over range test on the limit switch, with a distance of 150-250mm. Lubricating oil should be added to the pin shaft.
4.7.2 When the limit switch exceeds the range of 50-150mm, lubricating oil should be added to the pin shaft.
